Sun Valley's Slack Season Isn't So Slack Anymore

Booking pace is up, a new Viceroy hotel opens downtown, and the fall market is heating up ahead of ski season.

Not long ago, the stretch between Labor Day and Thanksgiving meant quiet streets, shortened hours and a valley that belonged mostly to locals. That's changing quickly. Visit Sun Valley's latest booking report shows lodging pace up 27% for September, 33% for October and 22% for November compared to last year, and Limelight Ketchum just had its best month since opening in 2017 — in September.

The calendar has a lot to do with it. A later Labor Day, Rebecca's Private Idaho moving into September, the 30th anniversary of Trailing of the Sheep, the Sun Valley Jazz & Music Festival and the Mountain Towns 2030 Climate Summit are all drawing visitors this fall, and more weddings and corporate groups are booking well into November.

This fall also brings a major new arrival to downtown Ketchum. The Observatory Sun Valley, a Viceroy Resort, welcomes its first guests October 30 at the corner of River and Main with 73 rooms, a 5,000-square-foot spa and a rooftop observatory with a professional-grade telescope for stargazing. Its signature restaurant, Joan — named for longtime Ketchum resident Joan Blank — opens to the public October 10. A luxury hotel choosing to open in October says a lot about where the shoulder season is headed.

For real estate, fall has always been deal season. Owners and buyers who spent the summer here come back with a clear sense of what they want, and they have the time to act before ski season. A busier shoulder season means more people seeing the valley at its best — golden aspens, empty trails and a little more room to breathe — and that tends to turn into conversations about owning a piece of it. If you've been thinking about a move in either direction, this is a great window to start.

September 2026 Market Report & Recap

September brought 66 sales and $95M in sold volume across Blaine County, up from 49 sales and $85.9M last September. Through the first nine months, 2026 is running well ahead of last year.

The median home price is up 19% year to date, from $970K to $1.15M. The $2M+ segment has seen 121 sales so far this year, up from 88 at this point in 2025, including 11 sales totaling $46.8M in September — over the past twelve months these sales made up 61% of all dollar volume in the valley. Homes are selling at a median of 97% of list price, after a median of about 86 days on market. Over the past year, the median home sale was $1.93M in the North Valley and $775K in the South Valley.

How's the Inventory Right Now?

Residential inventory remains low. There are about 150 residential listings available in the North Valley, and only about 90 in the South Valley.

October Events & Calendar

The valley's color show usually peaks in mid-October, and the calendar is full of ways to get outside and celebrate the season. A few highlights:

Trailing of the Sheep — October 7 to 11. Food, culture, classes, Folklife Fair and Sheepdog Trials; the parade is Sunday the 11th at noon.

Sun Valley Jazz & Music Festival — October 15 to 18. Four days of world-class jazz and music at various sites in Sun Valley.

Annual Ski Swap to Benefit Rotarun — October 24. Trade in your gear and find inexpensive upgrades at the annual swap.

Halloween Fall Festival — October 31. The Sun Valley Resort is hosting a festival of trick-or-treating, ice skating and a movie.

Sun Valley News & Notes

The Wood River HS Wolverine fall sports season is in full swing, and Homecoming is this weekend. The football team is having a great start to the season, and they play Friday evening. Taking in a high school football game is always a good fall idea!

The 2026 Wood River Trails Challenge is still happening through October 15. There are 33 trails that have been selected, and you can download an app to keep track of what trails you've completed.

The Blaine County South and Ketchum Fire Districts have, after years of discussions, consolidated into one agency, and will operate as Blaine County Fire & Rescue.

The Sun Valley Board of Realtors continues to do amazing fundraising work for the community. The "Closings with a Cause" initiative, for instance, has helped 14 valley families purchase a home. You can support this program by making a contribution at a closing, or by donating directly.

We want to wrap up this month's newsletter by asking a somewhat serious, autumnal question: which of our five local mountain ranges do you find most beautiful in the fall — Pioneers, Boulders, Smokys, White Clouds or Sawtooths?

October is one of our favorite months in the valley: crisp mornings, golden cottonwoods along the Big Wood and trails all to yourself.
