When people ask us what's happening in Hailey, the honest answer is that it depends on the street. Cutters and Sunbeam are among Hailey's newer neighborhoods, which means newer construction, newer streets, and a different kind of conversation than you'd have about an older Hailey home. Here's what we've been working on.

What these six deals tell us

The newer-construction price band is clear. Every home on this list was listed between roughly $1.4 million and $2.15 million. If you're pricing a newer home in this part of Hailey, that's the range buyers are comparing it against. Where your home lands inside it depends on size, finishes, lot, and condition — and, as with any list price, on what the market actually pays.

New construction is moving before it's finished. The $2,150,000 home on CD Olena Drive went under contract as pre-sold new construction, meaning a buyer committed before the home was complete. That's a different process from buying a finished resale, with its own timeline and decisions around selections and schedule. If you're weighing the two paths, a conversation with us early can save you a lot of back-and-forth.

Activity on both sides of the table. We represented the buyer on two of the closed homes and the seller on the third, and we're representing sellers on both pending homes. That mix matters. Seeing a negotiation from the buyer's chair and the seller's chair in the same neighborhood in the same season gives us a practical read on what each side is focused on.

Land is part of the picture. The vacant lot at 530 CD Olena Drive is listed at $400,000. Buyers who want to build are a different audience from buyers who want a finished home. If that's you, confirm the lot's zoning, setbacks, and design requirements with the City of Hailey, and ask about utility connections and timelines before you commit.

A quick look at the neighborhoods

Sunbeam is a planned development of 147 units in two phases, approved by the Hailey City Council in May 2020, with single-family lots, duplex lots, parks and open space, and bike and pedestrian connections to neighboring subdivisions. The City of Hailey notes that it received a National Green Building Standard certification for land development. As of spring 2025, the second phase had a revised layout approved and road and utility work underway, so confirm current status for any lot you're considering. Next door, Old Cutters includes Curtis Park, which Sunbeam's bike and pedestrian paths connect to.

Hailey has a lot going on right now. If you're following the supply side, we dug into what a large proposed project could mean in Hailey's 614-home proposal. Frequently Asked Questions

What have newer homes in Hailey's Cutters and Sunbeam neighborhoods been listing for?

In the six transactions we've worked on recently, five homes were listed between $1,368,000 and $2,150,000, and a vacant lot is listed at $400,000. These are list prices, not sale prices, so use them as a guide to where homes were priced rather than what they sold for.

What does "pre-sold new construction" mean?

It means a buyer has contracted to purchase a home before construction is complete. The purchase often involves a construction timeline and decisions about selections, so it's worth walking through the contract with your agent and an attorney before you sign.

Can I build on a vacant lot in Hailey?

Usually, but each lot has its own zoning, setbacks, design requirements, and utility questions. Check the City of Hailey's requirements for the specific lot, and review any recorded covenants before you buy.

How do I find out what my Hailey home could sell for?

Start with a comparative market analysis from a local agent who has recently worked in your neighborhood. Condition, lot, finishes, and timing all affect the number, and a list price is only a starting point.

The takeaway

Six recent deals in Hailey's newer neighborhoods, three closed, two under contract, and one new to market, give a useful snapshot of the market there. New construction is coming soon, so call us to hear about it first. Thinking about selling? Let's talk about what your home could bring in today's market.
